NEW CONSTRUCTION
New Construction in Vail and Rita Ranch
The base price is where the conversation starts. Here's what to check before you sign.
A lot of the new building on the southeast side is happening in Vail and around Rita Ranch. I bought my own new construction home on the east side, so I've been through it as a buyer, too.
One thing most buyers don't know: bring your agent on your first visit to the sales office. Many builders require your agent to be with you, or registered, at that first visit. If you walk in alone, you may lose the chance to have your own representation.
What to check before you sign
- The lot premium and what you're getting for it
- Which features are standard and which ones are upgrades
- HOA dues and any community fees
- The build timeline and what happens if it slips
- The builder's contract, which is written to protect the builder
- An independent inspection. Yes, even on a brand new home. I order one for my buyers.
