SELL AND BUY

Sell Your Home and Buy the Next One

The hardest part is the timing. I'll line it up so you move once.

Most of my sellers on the east side and in central Tucson are also buyers. Maybe the kids moved out and the house is too big. Maybe you need a bigger one. Maybe you want to be closer to family.

The fear is always the same: what if I sell and have nowhere to go, or buy and get stuck paying two mortgages?

Ways to line up the timing

Sell first, then buy

You know exactly what you have to spend. We can negotiate extra time after closing so you're not rushed out.

Buy first, then sell

Easier move, more carrying cost. Your lender will tell you if you qualify to carry both for a while.

Buy with a contingency

Your offer depends on your house selling. This can work, and it makes your offer weaker in a competitive spot. I'll tell you when it makes sense.

Close on the same day

Both sales close back to back. It takes tight coordination, and it's my job to keep everyone on schedule.

What I do

  • Give you an honest value on your current home so you know your real budget
  • Get your lender involved early so there are no surprises
  • Prepare and list your home with my 89-point marketing plan
  • Find the next home while yours is on the market
  • Coordinate both closings with title, lenders, and the other agents

One of my buyers this year was selling a house in another state while buying here at the same time. In her review she wrote that "any hiccups were handled quickly and effectively." That's the job.
