Selling an Inherited Home in Tucson
I'm sorry you're here. Losing a parent is hard enough without a house to deal with. I'll take as much of this off your plate as you want me to.
Most families I talk to are in the same spot. Someone passed. There's a house full of furniture, paperwork, and memories. Maybe you live out of state. Maybe you're splitting it with siblings who don't agree on what to do.
You don't need to have it figured out before we talk. We'll go at your pace.
What I handle for you
Cleanout
Getting the house emptied out, from what the family keeps to what gets donated or hauled.
Estate sale
I coordinate with an estate sale company so the belongings sell before the house does.
Repairs and updates
If it makes sense to fix things before listing, I line up the contractors and manage the work. If it makes more sense to sell as-is, I'll tell you that too.
The attorney
I stay in touch with your probate attorney so the sale lines up with the court process.
Out-of-state family
If you can't be in Tucson, I'm your eyes and hands here. Photos, video walkthroughs, and updates to everyone at the same time.
The sale itself
Pricing, marketing, showings, offers, and closing.
We'll talk through the cost of the extra services up front, so there are no surprises.
How probate affects the sale
Every estate is different, and your probate attorney is the one who'll confirm how yours works. Here's the general picture in Arizona:
- The court appoints a Personal Representative, usually the person named in the will. That person signs the listing and the sale paperwork once they have their Letters of Appointment.
- We can start getting the house ready before the letters come through. Cleanout, repairs, and a price plan don't have to wait.
- Some estates need court approval for the sale and some don't. It depends on the type of probate and what the will says. Your attorney will tell you which one you have.
- If you don't have a probate attorney yet, I can share names of attorneys other families have used.
I'm a REALTOR®. Your attorney handles the legal side and your CPA handles taxes. I make sure the real estate side runs smoothly and that your attorney has what they need.
